One of the questions I hear most often as a Realtor is: “Should I buy now, or should I wait?” It’s a good question. The market can feel unpredictable, and it is natural to want the timing to be just right. But the truth is, waiting usually ends up costing more than people realize. Here is why.

Home Prices Don’t Hit Pause

Even if prices go up slowly, they are still going up. A home you can buy for $400,000 today could be $420,000 or more a year from now. That extra $20,000 does not just mean a higher price tag. It also means more money at closing and a bigger monthly payment.

Interest Rates Make a Big Difference

A lot of buyers wait, hoping interest rates will drop. But if rates go up instead, your monthly payment could rise even if the home price stays the same. Just a half-percent increase may not sound like much, but it can add hundreds of dollars to your monthly budget.
